There are some generational changes coming to Ottawa regarding Rezoning all Neighbourhoods.
There are some major proposed Zoning Bylaw changes coming to Ottawa. If enacted, we expect these changes to be implementd late in 2025.
Currently our zoning codes are R1, R2, R3 etc.
These will be changing to N1, N2, N3 etc. The N stands for "Neighbourhood"
The new changes are likely to increase the density in a neighbourhood near you!
The City is looking at a geographic area and deciding how many housing units can fit in a hectare in that area.
There are resources online where you can enter your address to see what density is coming to your hood.

UPDATE: January 10th 2026.
The final zoning draft going before council on January 28, has three significant changes.
1. Building heights are now 11 meters in N1, N2, and N3 zones.
(basically a 3 storey house can be built in almost any neighbourhood)
2. Zoning density will be calculated on the number of homes allowed to be constructed per 100 sq. meters of land.
(not per hectare as the first zoning draft proposed.)
3. The number of homes per zoning lot is now capped.
For example in an N3 zone a lot that could support an 18 unit building will now be capped at 10 units.
